1. Cosa sono i cookie

I cookie sono piccoli file di testo che i siti visitati inviano al dispositivo dell'utente, dove vengono memorizzati per essere poi ritrasmessi agli stessi siti alla visita successiva. Insieme ai cookie possono essere utilizzate altre tecnologie di tracciamento con finalità analoghe (ad esempio pixel e identificatori del dispositivo); per semplicità, in questo documento ci riferiamo a tutte queste tecnologie con il termine «cookie».

3.1 Cookie tecnici necessari

Indispensabili per il corretto funzionamento del sito e per memorizzare le preferenze di consenso espresse dall'utente. Non richiedono il consenso e non possono essere disattivati.

3.2 Cookie di marketing e profilazione

Questo sito utilizza il Meta Pixel di Meta Platforms Ireland Ltd., con sede in 4 Grand Canal Square, Grand Canal Harbour, Dublino 2, Irlanda, per misurare l'efficacia delle campagne pubblicitarie di Origine su Facebook e Instagram e per mostrare annunci più pertinenti. Il pixel registra la visita alle pagine del sito e le interazioni con i suoi elementi — ad esempio il clic su un pulsante, che Meta rileva da sé senza che il sito glielo chieda — e le collega, quando possibile, al tuo account Meta. Se invii il modulo di richiesta informazioni, viene segnalato a Meta anche che una richiesta è stata inviata: il contenuto del modulo — il tuo nome, i tuoi recapiti, l'appartamento che ti interessa — non viene trasmesso per questa via.

Questi cookie non vengono installati senza il tuo consenso. Il pixel viene caricato soltanto dopo che hai accettato la categoria «Cookie di marketing» dal banner o dal pannello «Preferenze cookie». Se rifiuti, lo script non viene caricato e i cookie elencati di seguito vengono eliminati; il sito resta pienamente utilizzabile.

Meta tratta i dati raccolti tramite il pixel anche per finalità proprie, in qualità di titolare autonomo: si rinvia alla sua Informativa sulla privacy e alla sua Informativa sui cookie.

3.3 Cookie di analisi e registrazione della sessione

Questo sito utilizza Contentsquare di Contentsquare SAS, con sede in 7 rue de Madrid, 75008 Parigi, Francia, per capire come le pagine vengono effettivamente usate: quali sezioni vengono lette, dove si ferma lo scorrimento, quali elementi vengono cliccati e quali vengono ignorati. Lo strumento raccoglie inoltre, per una parte delle visite, una registrazione riproducibile della sessione: i movimenti del puntatore, gli scorrimenti e i clic vengono ricostruiti e possono essere riprodotti come un filmato. La raccolta avviene su server situati nell'Unione europea (Irlanda).

Questi cookie non vengono installati senza il tuo consenso. Lo script viene caricato soltanto dopo che hai accettato la categoria «Cookie di analisi» dal banner o dal pannello «Preferenze cookie», ed è una scelta distinta da quella sui cookie di marketing: puoi accettarne una e rifiutare l'altra. Se rifiuti, lo script non viene caricato. Se ritiri il consenso dopo averlo prestato, la raccolta si interrompe immediatamente e i cookie elencati di seguito vengono eliminati; in quel caso viene conservato un unico cookie tecnico, «_cs_optout», che serve esclusivamente a ricordare il rifiuto ed evitare che la raccolta riprenda.

Per il trattamento svolto dal fornitore si rinvia alla sua Informativa sulla privacy. Le registrazioni non hanno lo scopo di identificare i singoli visitatori e non vengono utilizzate per finalità pubblicitarie: servono unicamente a migliorare le pagine del sito.

3.4 Modulo di richiesta informazioni (non è un cookie)

Il modulo di contatto non installa cookie e non traccia la navigazione. Interviene un fornitore terzo unicamente nel momento dell'invio: i dati che hai inserito (nome, cognome, email, telefono e, se compilati, orario di ricontatto, CAP, messaggio e l'appartamento selezionato) vengono trasmessi a Web3Forms, che li inoltra via email alla casella commerciale del Titolare.

4. Base giuridica

I cookie tecnici necessari sono trattati sulla base del legittimo interesse del Titolare a fornire un sito funzionante e a dare seguito alle scelte dell'utente, in conformità al provvedimento del Garante per la protezione dei dati personali «Linee guida sull'uso dei cookie e di altri strumenti di tracciamento» del 10 giugno 2021.

I cookie di marketing e profilazione di cui al punto 3.2 e i cookie di analisi e registrazione della sessione di cui al punto 3.3 sono trattati esclusivamente sulla base del consenso dell'interessato, ai sensi dell'art. 6, par. 1, lett. a) del GDPR e del medesimo provvedimento del Garante. Il consenso è facoltativo, è richiesto separatamente per ciascuna delle due categorie, non è preselezionato, viene raccolto prima di qualsiasi installazione ed è revocabile in qualsiasi momento con la stessa facilità con cui è stato prestato, dal link «Preferenze cookie» in fondo alla pagina. La revoca non pregiudica la liceità del trattamento effettuato prima della revoca stessa.

I dati conferiti tramite il modulo di contatto sono trattati sulla base del consenso dell'interessato, ai sensi dell'art. 6, par. 1, lett. a) del Regolamento (UE) 2016/679 (GDPR), espresso spuntando l'apposita casella prima dell'invio. L'eventuale consenso a ricevere comunicazioni commerciali è raccolto separatamente, è facoltativo e non condiziona l'invio della richiesta.

5. Trasferimento dei dati extra-UE

L'invio del modulo di contatto comporta un trasferimento di dati personali verso Paesi terzi: il fornitore Web3Forms fa capo a Web3Creative, con sede in India (Kerala), e opera server negli Stati Uniti (regione US-East). Né l'India né gli Stati Uniti sono destinatari di una decisione di adeguatezza generale della Commissione europea applicabile a questo trasferimento.

Il trasferimento avviene pertanto sulla base del consenso esplicito dell'interessato ai sensi dell'art. 49, par. 1, lett. a) del GDPR, prestato al momento dell'invio della richiesta, ed è limitato ai dati strettamente necessari a dare riscontro alla richiesta stessa. Se preferisci non trasmettere i tuoi dati fuori dall'Unione europea, puoi contattare direttamente il Titolare agli estremi indicati al punto 2 senza utilizzare il modulo.

Anche il Meta Pixel comporta un trasferimento di dati verso gli Stati Uniti:Meta Platforms Ireland Ltd. è stabilita nell'Unione europea, ma trasmette i dati raccolti alla controllante Meta Platforms, Inc. Tale trasferimento avviene sulla base delladecisione di adeguatezza adottata dalla Commissione europea il 10 luglio 2023 relativa al EU-U.S. Data Privacy Framework, cui Meta Platforms, Inc. aderisce. Il trasferimento ha luogo solo se hai prestato il consenso ai cookie di marketing; se lo rifiuti, nessun dato viene trasmesso a Meta.

Contentsquare non comporta invece un trasferimento di questo tipo: il fornitore è stabilito in Francia e i server che raccolgono i dati si trovano nell'Unione europea (Irlanda).

6. Come gestire il consenso

Al primo accesso al sito viene mostrato un banner che riepiloga l'uso dei cookie e consente di accettarli o rifiutarli con pulsanti di pari evidenza. Fino a quando non esprimi una scelta, né il Meta Pixel né Contentsquare vengono caricati e nessun cookie di profilazione o di analisi viene installato. La scelta viene memorizzata e può essere rivista in qualsiasi momento utilizzando il link «Preferenze cookie» presente nel piè di pagina del sito, dal quale è possibile attivare o disattivare separatamente le categorie «Cookie di marketing» e «Cookie di analisi». La disattivazione della prima comporta l'eliminazione dei cookie «_fbp» e «_fbc»; quella della seconda l'interruzione della raccolta e l'eliminazione dei cookie «_cs_id», «_cs_c» e «_cs_s».

È inoltre possibile gestire o eliminare i cookie già installati attraverso le impostazioni del proprio browser. La disattivazione dei cookie tecnici necessari può compromettere il corretto funzionamento del sito.

7. Diritti dell'interessato

L'utente può esercitare in qualsiasi momento i diritti previsti dagli artt. 15-22 del GDPR (accesso, rettifica, cancellazione, limitazione, opposizione e portabilità dei dati) contattando il Titolare presso la sede legale sopra indicata. 3.1 Strictly necessary technical cookies

Essential for the proper operation of the site and to remember the consent choices you make. They do not require consent and cannot be disabled.

3.2 Marketing and profiling cookies

This site uses the Meta Pixel from Meta Platforms Ireland Ltd., based at 4 Grand Canal Square, Grand Canal Harbour, Dublino 2, Irlanda, to measure how Origine's advertising performs on Facebook and Instagram and to show more relevant ads. The pixel records your visit to pages on this site and your interactions with what is on them — a button click, for example, which Meta detects on its own without the site asking it to — and links them, where possible, to your Meta account. If you submit the enquiry form, the fact that an enquiry was sent is reported to Meta as well; what you wrote in it — your name, your contact details, the apartment you were looking at — is not transmitted this way.

These cookies are not set without your consent. The pixel is loaded only after you accept the "Marketing cookies" category from the banner or the "Preferenze cookie" panel. If you refuse, the script is not loaded and the cookies listed below are deleted; the site remains fully usable.

Meta also processes data collected through the pixel for its own purposes, as an independent controller: see its Privacy Policy and its Cookie Policy.

3.3 Analytics and session recording cookies

This site uses Contentsquare from Contentsquare SAS, based at 7 rue de Madrid, 75008 Parigi, Francia, to understand how its pages are actually used: which sections get read, where scrolling stops, what gets clicked and what gets ignored. The tool also collects, for a share of visits, a replayable recording of the session: pointer movement, scrolling and clicks are reconstructed and can be played back as video. Collection runs on servers located in the European Union (Ireland).

These cookies are not set without your consent. The script is loaded only after you accept the "Cookie di analisi" category from the banner or the "Preferenze cookie" panel, and that is a separate choice from the one about marketing cookies: you can accept one and refuse the other. If you refuse, the script is not loaded. If you withdraw consent after giving it, collection stops immediately and the cookies listed below are deleted; in that case a single technical cookie, "_cs_optout", is kept for the sole purpose of remembering the refusal and preventing collection from resuming.

For the processing carried out by the provider, see its Privacy Policy. The recordings are not intended to identify individual visitors and are not used for advertising purposes: they serve only to improve the site's pages.

3.4 Enquiry form (not a cookie)

The contact form sets no cookies and does not track your browsing. A third-party provider is involved only at the moment you submit: the data you entered (first name, surname, email, telephone and, where filled in, preferred callback time, postcode, message and the apartment you selected) is transmitted to Web3Forms, which forwards it by email to the developer's sales inbox.

4. Legal basis

Strictly necessary technical cookies are processed on the basis of the Controller's legitimate interest in providing a functioning site and giving effect to your choices, in line with the Italian Data Protection Authority's "Guidelines on the use of cookies and other tracking tools" of 10 June 2021.

The marketing and profiling cookies described in 3.2 and the analytics and session recording cookies described in 3.3 are processed solely on the basis of the data subject's consent, pursuant to Art. 6(1)(a) GDPR and the same measure of the Garante. Consent is optional, is asked separately for each of the two categories, is not pre-ticked, is collected before anything is installed, and can be withdrawn at any time as easily as it was given, from the "Preferenze cookie" link in the footer. Withdrawal does not affect the lawfulness of processing carried out before it.

Data submitted through the contact form is processed on the basis of your consent, pursuant to Art. 6(1)(a) of Regulation (EU) 2016/679 (GDPR), given by ticking the relevant box before submitting. Any consent to receive commercial communications is collected separately, is optional, and does not affect your ability to send the enquiry.

5. Transfers of data outside the EU

Submitting the contact form involves a transfer of personal data to third countries: the provider Web3Forms is operated by Web3Creative, based in India (Kerala), and runs servers in the United States (US-East region). Neither India nor the United States is covered by a general European Commission adequacy decision applicable to this transfer.

The transfer therefore takes place on the basis of your explicit consent pursuant to Art. 49(1)(a) GDPR, given when you submit the enquiry, and is limited to the data strictly necessary to respond to it. If you would rather your data were not transferred outside the European Union, you can contact the Controller directly using the details in section 2 instead of using the form.

The Meta Pixel likewise involves a transfer of data to the United States:Meta Platforms Ireland Ltd. is established in the European Union but passes the data it collects to its parent, Meta Platforms, Inc. That transfer relies on the European Commission's adequacy decision of 10 July 2023 concerning the EU-U.S. Data Privacy Framework, to which Meta Platforms, Inc. is certified. It takes place only if you have consented to marketing cookies; if you refuse, no data is sent to Meta.

Contentsquare involves no such transfer: the provider is established in France and the servers that collect the data are located in the European Union (Ireland).

6. How to manage consent

On your first visit, a banner summarises how cookies are used and lets you accept or refuse them through buttons of equal prominence. Until you make a choice, neither theMeta Pixel nor Contentsquare is loaded, and no profiling or analytics cookie is installed. Your choice is stored and can be revisited at any time using the "Cookie preferences" link in the site footer, where the "Marketing cookies" and "Analytics cookies" categories can be switched on or off independently. Switching the first off deletes the "_fbp" and "_fbc" cookies; switching the second off stops collection and deletes the "_cs_id", "_cs_c" and "_cs_s" cookies.

You can also manage or delete cookies already installed through your browser settings. Disabling strictly necessary technical cookies may impair the proper operation of the site.

7. Your rights

You may exercise at any time the rights provided by Arts. 15-22 of the GDPR (access, rectification, erasure, restriction, objection and data portability) by contacting the Controller at the registered office indicated above. You also have the right to lodge a complaint with the Italian Data Protection Authority (www.garanteprivacy.it).
